Exclusive Leawood Real Estate News

Wow, what a difference the weather made!  With the recent sunshine and warmer weather, home owners are
rushing to list their homes across the Metro area for the popular spring and summer selling season.  The new listings increased the available inventory in Johnson County by over 12%; 7%+ in the Metro.  The increase in listings are coming right at the time when first-time home buyers are really getting busy and serious about buying before the April 30 tax credit deadline.   There are many new listings in all price ranges and styles of homes! 

In Leawood there were 41 new listings in February and 39 through March 14.  The 80 new listings ranged in
price from $147,500 - $1,429,000; the average list price of all homes is over $500,000 with homes in Hallbrook ranging from $700k to $3.5 mil. Prices for homes in Leawood are on average much higher than other suburbs in the area.  In addition, most of the homes are older with some going back to 1925.

 Quick Facts for Johnson County from January:
25% of homes sold in 30 days or less and another 22% were sold in  days 31-60 days.
10% of homes sold were bought with cash, 25% with FHA financing
and 59% with a conventional loan.
The deadline to qualify
for the “first-time home buyer’s credit” and the “repeat- buyers credit” is
April 30; interest rates are still very attractive.
